Buying or renting property usually means running around the sub registrar’s office to get the necessary paperwork in place. However, in Karnataka, this process just got easier.
HD Kumaraswamy, then Chief Minister of Karnataka, launched the Kaveri Online Services as a one-stop portal for all marriage and property registration related services.
The website allows users to register properties online and download property registration documents such certified sale deeds and encumbrance certificates.
Any property related transaction must start with an application for an EC or encumbrance certificate of the property being bought. If a user only needs to view the certificate, one needs to enter property details and then check it.
However, if a user needs to secure a hard copy, an online application with a fee must be submitted.
Through Kaveri Online Services website, the Karnataka government has tried to streamline the registration process and make it simpler. Once all the details of the property being bought or rented are entered, the documents can be uploaded to the website along with the application.
The system will calculate the market value of the property and the application will then be forwarded to the sub-registrar.

The stamp duty is calculated on the basis of the system evaluated the market price of the property. He or she can then book an appointment with the sub-registrar to complete the formalities.
Certified copies of the property deed and other such documents can then be downloaded from the website.

Encumbrance Certificates (EC)
Copies of an EC can be downloaded from the website or viewed on the website. If need be, a person may even submit an application to get digitally signed copies of the EC.
Stamp Duty Calculator
The website contains calculator software with pre-entered property price in urban and rural Bengaluru. This calculator helps the buyer and seller arrive at a fair price for property purchases. Stamp duty can also be calculated using the same calculator.
Pre-registration Data
Instead of physically visiting the sub-registrar’s office, people can now get certified copies of property transactions from this website.
Book an Appointment
One can now pre-fix an appointment with the sub-registrar in advance. This is needed in cases of property purchases.
Agricultural Loans
This website makes it easy for banks and financial organizations to file declarations and discharge deeds when they advance loans to farmers.
Sub-registrar Office Locator
There are 250 Sub-registrar’s offices that one can find on the portal. The location of all these offices is available along with details about their jurisdiction. This makes it easy for couples wanting to get married to find the relevant sub-registrar’s office.
E-stamp Paper
People in Karnataka can now take printouts of e-stamps if they need to prepare agreements and affidavits. This facility has been extended by the Stock Holding Corporation of India.
Maulya App
In addition to the website, the government has also launched a mobile app to help people find out the latest property values in Karnataka. The Maulya app is a GIS-based app that is available in English and Kannada on iOS and Android phones.
